The 10th Annual BNI Charity Golf Tournament benefitting Big City Mountaineers is less than one month away! The tournament will take place on Friday, October 12, 2012, at the historic Biltmore golf course. Lunch begins at 12:00 P.M., followed by a shotgun start, 18-hole scramble at 1:00 P.M. The cocktail reception and silent auction will begin at 6:00 P.M. We are still accepting golfers, silent auction items, and donations. We hope to see everyone there! All proceeds from this event go directly to Big City Mountaineers, a non-profit organization that works to transform the lives of under-served urban youth through wilderness mentoring expeditions. My father, Jim Kern, founded Big City Mountaineers in 1989. We took the first teen, a boy from Miami, on a hiking trip to Montana. Since then, thousands of boys and girls have had the opportunity to go on BCM trips, learning more about themselves in the process. Just this year, several groups of kids from Miami were able to experience the back country as a result of our past fundraising. - In the chart above, you will see that the average price per square foot in Miami-Dade County is the highest it has been in the last 12 months.
- The average price per square foot in Miami Dade-County has increased 19.6 % in the last 12 months. Of that, average prices in Dade-County have increased 9.1 % in just the last month!
- There has been a 28 % decrease in inventory in the last 12 months in Miami-Dade County. With only 5 months of inventory, as I predicted, we have been moving in to a seller’s market.
- The median priced homes in Miami-Dade County now match the median income. This is the time to buy in Miami! With the low inventory, we are seeing an increase in home prices, and I suspect we will continue to see an increase.
We have sold 6 homes in the last 10 days, and already scheduled 14 deals to close between July and August; we are loving all of the activity!

“Return of the bidding war for South Florida Homes” and “Miami Herald Goes House Hunting”. These are two articles that have been printed by the Miami Herald in the past two weeks about the market in South Florida. A few things that are similar about these articles: Both mention how the market in South Florida is bouncing back (and rather quickly), and interestingly enough, they both quote members of EWM as experts in the business. No surprise they went to EWM associates for their expertise.
“Return of the bidding war for South Florida Homes”, written by Martha Brannigan, discusses the inventory of active listings in South Florida is low, and that if properties are priced right, they sell quickly. “Say hello again to multiple sales contracts, bids coming in above asking prices, and sellers calling the shots with demands for cash only, quick closings and commitments to buy regardless of whether an appraisal confirms the selling price.” Martha Brannigan states, and she is definitely right; we have seen it with our listings and with our buyers. Complimentary shuttle service begins at 5:00 P.M. on July 4th. The shuttle locations are listed below.

-The BankUnited Center surface Lot on Ponce de Leon
What You Can (and probably should) Bring:
-Chairs
-Picnic Blankets
-Refreshments (NO glass containers)
-Packed snacks (Please leave the grills at home)
-A smile and patriotic attitude!

I had the pleasure of participating in the Ribbon Cutting event on June 7th, along with fellow Coral Gables Chamber of Commerce member, President Mark Trowbridge, the Mayor of Coral Gables, Jim Cason, and a number of other Coral Gables community members and leaders.
