State of the Market: Cutler Bay

Despite ongoing economic shifts, the Cutler Bay real estate market has remained strong throughout most of 2025. Inventory climbed steadily throughout the winter and spring, and sales were fairly consistent with similar neighborhoods of Miami. 

Towards the end of the summer, however, the market appears to have slowed down. If this trend continues, now could be the perfect time to snatch up a reasonably priced home in this quiet, family-friendly suburb. 

How Much Inventory is Available in Cutler Bay? 

In August of 2025, there were 5,670 homes for sale in Cutler Bay, a 3.1% drop from the previous month. Sales have decreased as well from 895 houses sold in July to 864 in August. 

There’s still 6.6 months of inventory available in Cutler Bay, much higher than most of 2024. Since there’s more 6 months of inventory available, Cutler Bay is currently in a buyer’s market. 

This means sellers will have to compete with each other to attract the limited share of buyers. The good news for sellers is that Cutler Bay doesn’t have as much inventory as other Miami suburbs, so sellers shouldn’t have as much trouble finding high-quality buyers. 

What are Homes Selling for in Cutler Bay?

Housing prices have fluctuated dramatically in Cutler Bay throughout the past year. In August 2025, the average for-sale price was $2,239,000, with an average selling price of $1,777,000. That marks a pretty significant drop from the beginning of the year, but prices were in a similar range at this time in 2024. 

Homes are also spending more time on the market in Cutler Bay due to the decrease in sales and rising inventory. The average home for-sale sat on the market for 70 days in August of 2025, a 7.7% increase from July. That’s the most time on the market since January 2025, when the global real estate market took a big dip and sales dropped considerably across most areas of Miami. 

What this Means for Buyers and Sellers

Compared to other thriving Miami suburbs like Pinecrest or Palmetto Bay, prices in Cutler Bay have stayed in a more reasonable range throughout most of 2024 and 2025. So, now that Cutler Bay is officially in a buyer’s market, homebuyers have a real opportunity to find their dream home for a discount price, and they probably won’t have to get into a bidding war to close the sale.
