In November 2025, there were about 190 homes for sale in Coral Gables, or just over 7 months’ worth of inventory. This technically means that Coral Gables is currently in a Buyer’s Market, since there’s more than 6 months’ worth of inventory available for sale. 

However, this is less inventory than the beginning and middle of 2025. In early summer, there were more than 230 homes for sale in Coral Gables. The threshold for a Buyer’s or Seller’s Market (6 months) also happens to be around the median inventory for Coral Gables. Available inventory only fell below 6 months a couple of times in 2025, and then quickly picked back up the following month.

Sales are currently on the lower side in the Gables in comparison to the rest of the year. Approximately 25 homes were sold in Coral Gables in November 2025, considerably less than October. As a result, houses are spending a little more time on the market than usual. In November 2025, the average house for sale spent just under 80 days on the market. It’s normal for homes to spend more time on the market in thriving cities like Coral Gables, when there’s usually competition between buyers. 

Current Selling Prices in Coral Gables

Selling prices in Coral Gables have been up and down like a yo-yo since the summer. For example, though selling prices hit their second lowest point of 2025 in November, they reached their highest point of 2025 the previous month. It seems that as soon as prices start to climb up or fall down in Coral Gables, there’s a dramatic shift in the opposite direction just 1-3 months later. 

In November 2025, the average selling price in Coral Gables was just over $2,800,000.
