How to Increase the Value of Your Miami Property Before Selling

If you want to sell your home for the best possible price, it’s time to look at fixing it up, making some improvements, and ultimately increasing its appeal to potential buyers. We always encourage our clients to be very specific on what work they are to do to their home before listing, as certain upgrades have a much higher ROI than others (and it depends on the house as well).

Since there’s so many things you can do to raise your home’s market value, it’s easy to get overwhelmed with all the possible tasks in front of you. This process becomes much less stressful when you think about the parts of a home that Miami homeowners prioritize and pay a lot of attention to when touring properties.

With this in mind, here are a few fairly inexpensive ways to make your home look seriously impressive to potential buyers:

Enhance Curb Appeal

Curb appeal is particularly crucial, where a home’s exterior often determines a buyer’s opinion before they even step foot in the home. If a buyer is wowed with the exterior, they are more likely to overlook it if there is something about the home not on their wishlist, so it’s surely worth your time to mow the lawn, trim the hedges, pressure wash the driveway, and even plant some flowers in the front flower bed. You can also improve curb appeal by giving your front door a new coat of paint and making sure there’s no cracks or obstructions of any sort on your walk way and front steps.

Upgrade Kitchen and Bathroom

Often, people think they need to upgrade their kitchen and primary suite bathroom. After all, of all the spaces inside your home, potential buyers will likely pay most attention to your kitchen and bathroom(s). These are two places where potential buyers will expect to see luxury and modernity.

This being said, it depends on how you are marketing your home. If you have an older home in a neighborhood that has a lot of high-end new construction, spending money to upgrade the kitchen might not be worth it as the buyers you are targeting are likely looking to fully renovate the space.

So, depending on the marketing strategy and potential buyers, you might consider updating old fixtures, re-grouting your bathroom tiles, adding new countertops, or installing new lighting – or it might be ok to leave it as-is. It depends on what type of buyer is looking at your home.

Improve Energy Efficiency

Thanks to Miami’s tropical climate and growing energy costs, energy efficiency is a valuable selling point in a home. Energy-efficient windows and smart thermostats are very attractive to homebuyers, and not just because of the long-term savings on energy bills. These upgrades show that the home is prepared for our changing world, and smart technology is poised to become a staple of the modern home.

Stage Your Home

When people hear the word “staging,” they automatically think of hiring professionals to completely re-arrange the home’s interior. But staging can also refer to the much less expensive act of making your home look cleaner and more inviting, completely on your own.

The goal is to make your home look as open as possible, so begin by removing unnecessary clutter and excess furniture that isn’t essential for daily living. Speaking of furniture, it’s recommended to position your furniture to point towards each other, rather than the television. Additionally, making sure each room has furniture that matches its intended use will help buyers envision themselves in the space, so even if you use your formal dining room as your office, consider moving the table back in and adjusting how it looks.

Next, pack up any excessive clutter or other personalized objects that might make it difficult for a potential homebuyer to envision themself in your home. Lastly, give your home some extra appeal by setting the table, adding a fresh bouquet of flowers in the kitchen, or filling a bowl with fresh fruit on the counter. Little things like this make your house stand out and show that you’re serious about selling your home.
