Pinecrest, Florida continues to be a highly desired market in the Miami-Dade County. This makes sense as Pinecrest is centrally located with oversized lots, a mature canopy, and close access to some of the County’s (and Country’s for that matter) best schools. Quiet streets and easy access to everywhere in Miami-Dade is a rare combination. As of March 2024, Pinecrest may be a market in transition. Prices have been way up since 2019 and available inventory has stayed low, but the frothiness of the 2021 market seems to have subsided. The Coral Gables single family home real estate market has certainly remained very active. Last month was a great month for sellers. In the month of May, there were 272 homes for sale. This is the lowest number of homes for sale this year. 67 homes went under contract, and that is the highest number of homes going under contract this year. That would already be impressive, but what really shows the market is the number of homes that sold. 56 homes sold last month, which is the highest number of homes sold in any month this year. The numbers are in! There were 14 homes sold in the Village of Pinecrest during the month of May. This is the highest number of million dollar homes sold in any month over the last year. The month of November was certainly an important one for the Pinecrest real estate market. The average price per square foot was $288.00 last month. This is the highest price per square foot we have seen in the last 15 months. There were only 25 new listings in Pinecrest in the month of November. This is the lowest number of homes we have seen hit the market since December of last year. With low inventory and high price per square foot, we are in a seller’s market. Interested in selling? The month of June was an interesting one for the Coral Gables real estate market. After a dip in the average price per square foot in May after a steady increase since the beginning of the year, the average price per square foot for closed sales jumped to $416. I have quite a few well-qualified buyers interested in purchasing homes in the Village of Palmetto Bay. The problem we have: a lack of inventory, (meaning active listings). In February of this year, we saw the lowest number of single family homes for sale than in any month over the last year. There were only 77 homes for sale in the Village of Palmetto Bay last month, compared to 111 homes for sale in February of 2012. Last month, the Village of Pinecrest saw the lowest number of homes for sale than it has in any month in over a year. There were 111 single family homes for sale in Pinecrest in November. Last month we saw a couple of very positive things happen in the Village of Palmetto Bay real estate market. With the lowest number of homes for sale in over a year, that would have already been a great time for sellers to consider listing their home, but that’s not all. The Village of Palmetto Bay also had the most number of homes placed under contract than any other month in the last year.
