The Coral Gables single family home real estate market has certainly remained very active. Last month was a great month for sellers. In the month of May, there were 272 homes for sale. This is the lowest number of homes for sale this year. 67 homes went under contract, and that is the highest number of homes going under contract this year. That would already be impressive, but what really shows the market is the number of homes that sold. 56 homes sold last month, which is the highest number of homes sold in any month this year. The month of November was certainly an important one for the Pinecrest real estate market. The average price per square foot was $288.00 last month. This is the highest price per square foot we have seen in the last 15 months. There were only 25 new listings in Pinecrest in the month of November. The month of June was an interesting one for the Coral Gables real estate market. After a dip in the average price per square foot in May after a steady increase since the beginning of the year, the average price per square foot for closed sales jumped to $416. I have quite a few well-qualified buyers interested in purchasing homes in the Village of Palmetto Bay. The problem we have: a lack of inventory, (meaning active listings). In February of this year, we saw the lowest number of single family homes for sale than in any month over the last year. There were only 77 homes for sale in the Village of Palmetto Bay last month, compared to 111 homes for sale in February of 2012. Last month we saw a couple of very positive things happen in the Village of Palmetto Bay real estate market. With the lowest number of homes for sale in over a year, that would have already been a great time for sellers to consider listing their home, but that’s not all. The Village of Palmetto Bay also had the most number of homes placed under contract than any other month in the last year.
