The Coral Gables single family home real estate market has certainly remained very active. Last month was a great month for sellers. In the month of May, there were 272 homes for sale. This is the lowest number of homes for sale this year. 67 homes went under contract, and that is the highest number of homes going under contract this year. That would already be impressive, but what really shows the market is the number of homes that sold. 56 homes sold last month, which is the highest number of homes sold in any month this year. My team and I have had a very successful beginning to 2012! We’ve taken on 21 new listings, averaging one new listing a week; and closed 33 transactions, averaging one closing every five days. We love the activity, and so do our clients. Even with this success, we still have time for, and are always looking for more business Our team’s activity is proof positive that the article in the Miami Herald on May 23, 2012, entitled “Real Estate Sees Jump from Slump”, is absolutely correct. If you will recall my recent post,“New listing in Pinecrest,” I just listed a 3 bedroom/ 2 bath home in Pinecrest last week. After 5 showings and 3 days on the market we had a signed contract in hand. It’s a wonderful house in a great location that I know will be the perfect home for it’s soon-to-be, new owners. This is just another indicator that the key to selling homes in this market is pricing. When you price a home at a higher price than the market can support chances are it will just remain stagnant on the market. With all of the rumors about short sales being a horrible experience I am happy to say my team has closed two short sales in one week, one of which only took three months from start to finish! That’s almost unheard of turnaround time. Most people would like to avoid a short sale if at all possible. I’ve even heard of agents who refuse to show their clients short sale or foreclosure listings because they don’t want to deal with the perceived hassle.
