Featured Listings in Pinecrest

Pinecrest is a beautiful and charming village in Miami-Dade county. It’s a quiet community with less than 20,000 residents (as of the 2010 census). Perfect for families and people who want to be near the city but prefer a more serene atmosphere, Pinecrest has great schools and a highly desired location. One of our favorite destinations in Pinecrest? Pinecrest Gardens, once known as Parrot Jungle and Gardens, which was one of the first tourist attractions in Miami. It’s really something to see, with over 1,000 varieties of exotic plants and trees, streams, caves and fissures. For those of us who have called Miami home for years, it’s definitely a special spot to see and visit. Take a look at our […]

Coral Gables Market Update June 2014

The Coral Gables single family home real estate market has certainly remained very active. Last month was a great month for sellers. In the month of May, there were 272 homes for sale. This is the lowest number of homes for sale this year. 67 homes went under contract, and that is the highest number of homes going under contract this year. That would already be impressive, but what really shows the market is the number of homes that sold. 56 homes sold last month, which is the highest number of homes sold in any month this year. This is a huge jump from the 27 homes that sold in January. Interested in selling? Now is the time! Contact me […]

On the Lookout for Homestead Exemption Cheats

The Miami Herald recently published an article about homestead exemption fraud in Miami-Dade County, by Martha Brannigan. (Click here to view the full story). Miami-Dade Property Appraiser Carlos Lopez-Cantera has requested help from local cities in Miami-Dade County to put an end to the fraud, enlisting 16 investigators to begin the process. The Miami-Dade County property appraiser has around 2,900 leads that these detectives will begin working on after they complete the homestead exemption training. “Getting caught can be costly”, Brannigan states, “Under state law, violators must pay up to 10 years in back taxes, plus a 50 percent penalty, plus 15 percent annual interest.” “The official with the biggest stake in the effort was Miami-Dade Public Schools Superintendent Alberto […]
