Short sale dreams do come true

With all of the rumors about short sales being a horrible experience I am happy to say my team has closed two short sales in one week, one of which only took three months from start to finish! That’s almost unheard of turnaround time. Most people would like to avoid a short sale if at all possible. I’ve even heard of agents who refuse to show their clients short sale or foreclosure listings because they don’t want to deal with the perceived hassle. But when you have a professional team in place, including experienced realtors and a title company on board from the beginning to facilitate the process, it makes the transaction move much more smoothly. While it’s true that […]

Miami Beach Apartment

Living on Miami Beach certainly is a unique  lifestyle. Your main mode of transportation is a bike or your feet. Only blocks from the beach, the fantastic shopping of Lincoln Road and surrounding boutiques. A fabulous array of dining options. What more could you ask for? I listed a one bedroom apartment, located at 641 Espanola Way Unit #1.  As soon as it went on the market I confirmed numerous showings. Within 7 days I received 4 offers. Whether it’s for an end user or as an investment a little Beach apartment is a great buy because you are not just buying an apartment…you are buying the irreplaceable lifestyle that comes with living in such a unique place. Want to live on Miami Beach or another area of […]

Living in a work of art

You’ve heard of living art, but how about living in art? This one of a kind, architectural masterpiece is located in the Killian area at 9720 SW 114 Street. It’s 4,387 square feet of detail, sliding glass doors and walls creating a bright and spacious atmosphere. 5 bedrooms and 3 baths. Enter through a dramatic atrium, soaring ceilings with views of the contemporary staircase. The remodeled kitchen opens up to a large, open living space with vaulted ceilings. An additional, beautiful two story living area overlooks the pool and vibrant tropical canopy. There are two master suites, one downstairs, with a very unique “atrium bath” with glass enclosed shower and skylight. Warm wood floors throughout.   This is a home that will inspire. The eventual buyers […]

Family home in Palmetto Bay…just listed

So you want to buy a home in Palmetto Bay… I just listed a house this week at 14500 SW 84 Court in Palmetto Bay and within the first few hours of it going live on the market we had two showings set up for that same day. It has 3 bedrooms and 2 bathrooms, plenty of living space including formal living/dining rooms. A large kitchen with tons of counterspace and an island with sink. Good sized bedrooms. Screened, partially covered patio and pool. Big yard with fruit trees.  A garage with enclosed utility/laundry area. Great location. This house is just simply “comfortable,” a perfect family home. It appears that we are starting to notice a decrease in the inventory in this neighborhood and others nearby, meaning fewer homes […]

Under contract in just 4 days!

Wow….that was fast! I just listed a home for sale in Palmetto Bay last week and the following day I had three showings lined up. That same night I received an offer from one of the interested buyers and we had an executed contract the following day.   When a home goes under contract that quickly it’s the result of pent up demand in the area and fantastic pricing. We are all looking forward to a smooth closing. If you are interested in selling your home I would be happy to speak with you regarding the listing process and the current real estate market in your neighborhood. Contact me today.

Interested in interest rates?

It’s a major incentive for buyers right now. Business Week published an article in December titled “If you don’t buy a house now, you’re stupid or broke.” The article basically noted the historically low interest rates we are now experiencing.  Rates are currently around 5%, the lowest they’ve been in 40 years.  Here’s a look back so that you can see where we’ve been… Average of 9% in the 1970s 10% in the 80s and early 90s 7-8% for much of the 90s 6% only over the last couple of years You have to understand the impact the rate has on purchasing a home. Every quarter point change is equivalent to approximately $6,000 for every $10,000 borrowed over the course of a […]
