Interest Rates are Affecting Miami’s Market – What You Need to Know

Higher interest rates are affecting real estate markets nationwide, and Miami can’t escape the impact fully.. That said, we are still enjoying one of the strongest markets in the country despite some cool-down. So, let’s talk about what you need to know no matter which side of the Miami market you’re on: buyer or seller. Where are We Now? The current average interest rate for mortgages is sitting just below 6.5%, but many of our lenders can do better than that. Feel free to ask us for a recommendation. This is the highest we’ve seen rates since the end of the year in 2007, so it feels high. However, it’s worth recalling that in the fall of 2000 it was right […]

Upsizing? What to Consider When Buying a Bigger Home

Anytime you start thinking about shopping for a new home, it is an exciting time. People move for many different reasons, and when they do, it’s not uncommon for them to be looking for an upgrade of some kind. A growing family is another very common reason people start shopping for larger homes.  If your current home is starting to feel cramped, upsizing to a bigger home may give you just the breathing room you’re looking for. But before doing so, be sure to first think through some of these more practical parts of moving into a bigger home. Bigger House, Bigger Bills It might seem obvious that a larger house will come with a larger price point. However, it’s […]

Looking to Build New? 5 Things to Consider when Looking for Land

Building a new home from the ground up is a wonderful opportunity to create your dream home. Of course, finding the right location is at least half of the challenge. Shopping for land is a very different experience from being in the resale or pre-built housing market. This is far from a comprehensive list of things to consider, but it’s a good start to prepare you for the market. Location, Location, Location Searching for the right location to build a home is a bit different than finding a home in a desirable location. When you’re shopping for a house so much of what makes a location attractive is related to the existing homes and infrastructure. If you want to build […]

6 Steps for Preparing Your Home to Sell in Miami

Ready, set, sell! Miami is (currently) still in a seller’s market, and while homes are selling at lightning speed, the process for preparing your home to list does take a bit longer.  When you spend adequate time preparing your property, you can expect it to sell faster and for more money. Taking a little extra time up front can really make a big difference when your home hits the market. Where to Start When Preparing Your Home For Sale We recommend starting the process at least  six months in advance of when you actually want to list. A common mistake we see with sellers is they wait too long to contact an agent.  Your agent wants you to succeed, and to […]

Fall 2022 Coral Gables State of the Market

As we move into the fall of 2022, the Coral Gables market is continuing to trend upward. Fall of 2021 into winter of 2022 saw pricing swings in both directions. However, we are back on the steady upward track we were seeing for much of last summer.  The median sale price in the area is $950K, which is up 8.6% year over year. Homes are being sold in about 32 days on the market compared to 63 days during this same period last year. The number of homes sold, however, is down 35.4%: 104 homes were sold in June of this year, while it was 161 in June of 2021.  What Does It All Mean? The data suggests we are […]

Selling Your Home in a Down Market

After 2008, it’s normal for buyers and sellers to feel a little skittish about less-than-ideal market conditions, but 2008 was (hopefully) a once-in-a-lifetime event. The next recession, whenever that may be, will very likely not be as damaging for real estate (as a whole).  So, as of right now, there’s no reason to panic – but there is reason to be concerned. The best way to avoid worrying about what is going on in the market is to have the best listing in your neighborhood. Here’s how to outshine the competition when you’re selling your Miami home in a down market.  Price Your Miami Home Right From The Start You only make a first impression once. So once you are […]

Why Impact Windows are So Important If You are Buying or Selling

If you live in Miami, impact windows are a must. Impact windows are made of impact-resistant glass and are held in place by a strong frame. They are designed to help protect your home from damage during a severe storm or hurricane. What’s more – not only will they protect your home and your family during hurricane season, but they will also help keep your energy bills low by keeping your home cool in the summer. Here are some other reasons why impact windows and doors are so important if you are buying or selling a home in Florida: They Increase the Value of Your Home If you are selling your home, impact windows will increase the value of your home. Is Your Home Ready for Hurricane Season 2022?

Back on the 1st of June, every business dusted off their marketing material for hurricane season and shared it again. Besides Irma in 2017 (as Irma was a glancing blow), we haven’t had a real landfall since 2005. What that means is a lot of folk – anyone who moved to Miami since 2006 – doesn’t know what is coming when a hurricane is on the way (and those of us that have been here our whole lives could use a reminder too).  While no one can predict the future, it’s always better to be prepared than take any chances on what-ifs. So, how can you be sure your home is best prepared for this year’s hurricane season?  Here are a […]
