Is Your Home Ready for Hurricane Season 2022?

Back on the 1st of June, every business dusted off their marketing material for hurricane season and shared it again. Besides Irma in 2017 (as Irma was a glancing blow), we haven’t had a real landfall since 2005. What that means is a lot of folk – anyone who moved to Miami since 2006 – doesn’t know what is coming when a hurricane is on the way (and those of us that have been here our whole lives could use a reminder too).  While no one can predict the future, it’s always better to be prepared than take any chances on what-ifs. So, how can you be sure your home is best prepared for this year’s hurricane season?  Here are a […]

The Next “It” Neighborhood in Miami

There’s no doubt why Miami is a very desirable place to live. With the tropical weather, beautiful beaches, and amazing restaurants, what’s not to love? All these factors – plus the business climate in South Florida – are reasons the real estate market in Miami remains strong. Prices have been rising steadily over the past few years and that has been leading to a common question we get – what is the next ‘It’ neighborhood in Miami? Before we dive in – to be clear, there are many neighborhoods that are attracting a lot of developer attention like Allapattah for which there is a strong argument to be made that it will be the next ‘It’ neighborhood.  We’d rather talk […]

Should Schools Play a Role in Your Location Selection When Buying a Home?

Real estate is always about location. Neighborhoods are – in a way – defined by their surrounding schools. There is a strong correlation between the quality of the schools nearby and the demand for homes within a given neighborhood (read more about that here. This is why it’s crucial to do your research on districts when house hunting. Even if you don’t have kids, school districts should still be carefully considered when buying a home.  Commute Times Near Schools in Miami When looking at a home near schools, we always encourage our clients to check out the neighborhood during drop-off and pick-up times. If you don’t have kids, you may discover that certain streets are not ideal due to school-related traffic. […]

With the influx of young professionals moving to Miami, it’s impossible to go wrong with these vibrant neighborhoods. Dine, shop, and explore these areas that are the perfect for singles and young professionals in Miami: Coral Gables Accurately named “The City Beautiful”, Coral Gables is located just southwest of downtown Miami. Local Businesses to Support in Coral Gables This Season

I’m a big proponent of shopping local every chance I get, and here are a few of my current favorites in Coral Gables – a mix of new spots and institutions alike.  Books & Books Books & Books is a renowned and, in our opinions, one of the best bookshops in the country. Not only do they sell a diverse selection of new and used books for every reader, but also provide a full-service café, complete with freshly-brewed coffee (and the underappreciated patio to enjoy it). Stop by and pick up a book or two (or three, or four..) any day of the week. 265 Aragon Ave., Coral Gables, FL, Phone: 305 442-4408 Equipaws Led by sisters Flavia and Franca […]

Why Is It So Important to Be Pre-Approved for a Mortgage

It can’t be stressed enough – if you’re buying a home, knowing what financing you can qualify for is the first step to getting the house you really want. One of the worst sensations (especially in this market) is to find your dream home, get your offer accepted…only to lose it when the financing falls through.  If you are planning to get a mortgage to finance your new home purchase, getting pre-approved (not just pre-qualified) is an essential step to not only get the result you want, but also to line you up to get your offer accepted.  Here’s our take on why it’s so important to be pre-approved for a mortgage when buying a home: First, You Don’t Need […]

Recent Sales in Palmetto Bay

When looking to buy or sell a property, one of the first things to consider is what the comps are for recent sales in the area. As for Miami, the numbers still show a seller’s market.  In Palmetto Bay specifically, we’re seeing very little supply – only about 40 active listings ranging from 3 bedroom homes in the mid $400s near US-1 to estates abutting the Deering Nature Preserve asking $2,500,000.  Recent sales have mostly ranged from $325 a square foot to $375 a square foot. The median listing home price is sitting right around $875,000 in early 2022, which is up over 29% in the last 12 months. Homes in Palmetto Bay have been selling right around asking price in […]
