When people think of Coral Gables today, many think of stately Mediterranean Revival homes, the Biltmore, the Venetian Pool and Miracle Mile. This being said, anyone that has tried to renovate their home in the City Beautiful tends to think of getting building permits and going in front of the architectural board. See Chiluly’s Exhibit at Fairchild

Fairchild Tropical Botanical Garden is often looked at by locals as a place to send houseguests to get them out of your hair for a few hours. While this is true, it’s certainly worth a visit as well. Located at 10901 Old Cutler Road in the Gables, it is a fantastic botanical garden that is internationally recognized by some of the leading horticulturists in the world. It’s also a great source of inspiration for anyone thinking about redoing their yard, as well as a pleasant place to take a walk (and let your kids chase butterflies around for a bit). What’s Going on in Coral Gables

The Gables is jam-packed with things to do this month Coral Gables has benefitted immensely from the efforts of the Coral Gables Chamber of Commerce as well as its Business Improvement District as they continue to support the area’s vibrant dining, shopping and cultural scene, with a focus on the section surrounding Miracle Mile (the half-mile stretch between Le Jeune and Douglas roads). The beautifully landscaped and pedestrian friendly destination offers art galleries, top-notch restaurants, salons/spas, a live theater, and the shopping can’t be beat. A Brief History of Pinecrest Gardens

Pinecrest is a great neighborhood famous for its oversized lots, great schools and its tree-lined streets. And the Village of Pinecrest wouldn’t be what it is today if it weren’t for Pinecrest Gardens. The crown jewel of Pinecrest’s amazing park system, the Gardens started life back in 1936 as Parrot Jungle. Back then it was little more than a nature trail through a natural Hammock where Franz Scherr’s birds could ‘fly free.’ The 20 acre park at the corner of Red Road and Killian Drive has changed a lot over the last 79 years. 2014 in Review

As we say farewell to 2014 and usher in the New Year, it’s a great opportunity to gain some perspective on the ever-changing real estate scene. The big picture is that the market for South Florida remains extremely active for both buyers and sellers, with sales holding strong and steady. But there were a few noteworthy changes over the past year: 20% INCREASE in the number of homes for sale. A substantial jump from the same time last year. 16% INCREASE in prices in Miami Dade County. This equals strong appreciation for most homeowners. 27% INCREASE in inventory for the condo market. 12% INCREASE in the average price per square foot for condos. Coral Gables Market Update June 2014

 The Coral Gables single family home real estate market has certainly remained very active. Last month was a great month for sellers. In the month of May, there were 272 homes for sale. This is the lowest number of homes for sale this year. 67 homes went under contract, and that is the highest number of homes going under contract this year. That would already be impressive, but what really shows the market is the number of homes that sold. 56 homes sold last month, which is the highest number of homes sold in any month this year.    The numbers are in! There were 14 homes sold in the Village of Pinecrest during the month of May. This is the highest number of million dollar homes sold in any month over the last year.
